Yes, there are no exemptions for big commercial and industrial sheds in ACT or NSW! In the ACT you will need a full DA & BA (probably including a lease variation). In NSW you will need a DA & CC. Navigating this is painful and tricky, however First Sheds undertakes the whole thing for you — including architectural plans, site plan drafting, engineering, lodgement of all forms, and ongoing approval management.

As the owner of the block, it is your responsibility to ensure that any and all buildings on your block are approved by the correct entities. If you engage a qualified builder like ourselves, we will handle the approvals process for you and ensure that your structure is approved, engineered, and built to the correct standards. If you do not opt to get your shed approved, you open yourself to potential council removal notices or issues with service providers (e.g., if you block access to power or sewer). It can also impact insurance and property sales, as unapproved structures appear in reports. First Sheds strongly recommends full approval.

There are no standard sizes when it comes to large sheds. The zoning of the block and its intended use define the classification. We include everything! A base build includes shed materials or kit, earthworks prep for the slab, concrete slab, shed construction, and drafting/approval fees (if applicable). Optional extras include plumbing, electrical, fencing, and more — or we can just supply and erect if that’s all you need.
