Yes, there are no exemptions for large commercial sheds in ACT or NSW. In ACT, you will require a full DA & BA (often including a lease variation). In NSW, a DA & CC will be needed. Navigating this can be complex, but First Sheds handles the entire process including architectural plans, site plan drafting, engineering, lodgement, and ongoing approval management
It is the owner’s responsibility to ensure all structures are approved. If not, councils may issue removal notices and insurance can become problematic. Unapproved structures will also be highlighted in property reports during resale. First Sheds strongly recommends obtaining approvals and manages this entire process on your behalf.
There are no standard sizes. Zoning and end use define what qualifies as commercial. We’ve built sheds from 350sqm to several thousand sqm, including ongoing projects exceeding 3800sqm. Get in touch and we’ll tailor the perfect design for your needs and budget.

DA approval averages around 6 months, with BA taking an additional 2–6 months. Build time depends on project complexity.
Its all about what type of approval is required and how long that approval takes. Typically the initial quote, design and acceptance takes 1-2 weeks. A DA exempt Building approval which is the most common type for a 4 Car garage takes around 6 weeks. The material supply then takes 4-6 weeks, during this time we can get started on the earthworks and concreting. After the material arrives we like to get to our builds in about 2 weeks. So all up its in the region of 14-16 weeks for a complete project INCLUDING approvals.
Yes. Materials include a 30-year Bluescope warranty and builds under our licence include a 7-year structural warranty. Fully licensed and insured.
Base build includes materials, slab prep, construction, drafting and approvals. Optional extras include electrical, plumbing, fencing or supply & erect only.
