However many farm sheds are a good deal larger than this, so as a rule of thumb you will either need a full DA & CC through your local NSW council, or a complying development certificate issued by a private certifier. Navigating this is painful and tricky, however First Sheds undertakes the whole thing for you — including architectural plans, site plan drafting, engineering, lodgement of all forms, and ongoing approval management.
As the owner of the block, it’s your responsibility to ensure that all buildings on your property are approved by the correct entities. If you engage a qualified builder like us, we handle the approvals process for you to ensure your structure is engineered and compliant. Building unapproved can risk removal notices, insurance issues, or property sale complications — as unapproved structures appear on reports and must be disclosed to buyers.
Because a farm shed under 200sqm is exempt from approval, it's very common to build a 10m wide x 20m long shed. Need more space? Build another 10m x 20m shed 6m away and it will also be exempt. We can design any size — from 15sqm to thousands of square metres — tailored to your space, needs, and budget.
Yes! Every shed is made to order. If you want a non-standard dimension like 28.45m deep, we can do that. Add windows, doors, insulation, roof pitch adjustments, openings, or internal walls — we’ll customise it exactly to your specifications.
No — a portion can be a farm shed and the rest can be designed for other uses. Multipurpose sheds are common, especially when managing lengthy council approvals for each new build.
You sure can! We can often get multiple structures through on a single approval. Projects like carports, storage sheds, and machinery sheds can all be designed to flow seamlessly across your block.
Don’t be tricked by cheap online kits — they aren’t complete projects. A 200sqm farm shed (10m x 20m, 4m eave height) typically costs between $100,000–$130,000 including earthworks, concreting, stormwater, material supply, and erection.
From quote to completion, the process takes around 10–14 weeks for DA-exempt projects. That includes 1–2 weeks for design, 4–6 weeks for materials, and 2 weeks to begin construction. For DA-required projects, add 4–6 months.
Every package includes shed materials, slab preparation, concrete slab, shed erection, and drafting/approval fees. Optional extras include fencing, plumbing, electrical, and subfloor works. We can also provide kit-only or supply-and-erect options.
