A garaport is simply a carport section that comes off a garage or shed. It is a carport and garage in one, part enclosed shed or workshop and part open bay. Super practical, and cheaper than having a fully enclosed shed of the same size

For a garaport garage due to the length of the building (typically about 12m long) will need approval from ACTpla or the local NSW regional council. As they are often over 50sqm we will sometimes also need a DA as well as a BA (which we can handle). However, First Sheds are experts at designing Garaport garages to be exempt from DA so all you require is a relatively straightforward building approval. If you haven't built on more than 40% of your block, are 6m back from a front boundary, have less than 8m of wall within 900mm of a side boundary, are 3m off a rear boundary, and are less than 3.5m high on the side boundary (1.8m on southern boundary) we might be able to approve your 4 Car car garage as exempt from DA (these are the main rules but there are another 30 or so!). As the owner of the block it is your responsibility to ensure that any and all buildings on your block are approved by the correct entities. If you engage a qualified builder like ourselves we will handle the approvals process for you and ensure that your structure is approved, engineered and built to the correct standards. If you do not opt to get your shed approved then you open yourself to a potential notice to remove from ACTpla or a service provider on your block if you are blocking access to one of their assets (evo energy, icon water, tccs). You may also face a fine. Furthermore, it can be a grey area for home contents insurance and some providers may not offer insurance on buildings that are unlawfully constructed. Realistically many people still build structures unapproved (first sheds does not recommend this) and in this event if you sell your property it will be noted in the building report. The buyer will have to acknowledge and accept an unapproved structure is on the property.

A Garaport garage is a carport that comes off an enclosed garage. So in that sense it is the size of a single car garage (3m wide x 6m long) + a single carport 3m wide x 6m long) for 3m wide x 12m overall. Therefore a double garaport garage will be 6m wide & 12m long. Often when building a garaport car garage we custom design the shed for extra workshop or storage space. Therefore, garaport garages vary in size depending on your ends requirements, however they are usually about 12m long to accommodate a vehicle both inside and out. Yes! We are fully customisable and make every shed to order. If you want to maximise the size you have on your block to a non standard dimension like 6.315m deep we can make the structure exactly that size. Add custom windows, doors, insulation, roof pitch, openings, internal walls, the lot!

Yes, this isn't an issue at all. We can work with you to design a Garaport garage tall enough to accommodate a hoist. This usually means an eave (gutter) height of around 4m+. Typically we then need to push off a side boundary to be compliant with height restrictions. We can also increase the roof pitch of a gable Garaport garage to fit a hoist centrally, thus lowering the eave side wall heights to get the structure closer to a side boundary or make it feel less imposing in a backyard. We will design the slab to meet the engineering specifications of your hoist, usually thickening a section of the slab and doing extra footings for the hoist posts.

You sure can! Often we can get both structures through at the same time on the same approval. We can design multiple projects like a carport, storage shed and a garaport car garage to flow seamlessly on your block whilst still allow retaining easement access on your block to ensure approvals flow seamlessly.

Don't be tricked by online retailers selling you a "Garaport garage" for a few grand. A bunch of steel and cladding delivered to your verge isn't a Garaport garage. You still need block plans drafted, approvals completed, earthworks done, stormwater connected, concrete slab down and then the garage erected. You may also need existing structures removed, a new concrete driveway, retaining walls built and plumbing and electrical works. All up we generally find a fully inclusive single Garaport garage build costs between $20,000 and $40,000 depending on the full scope, size etc. If you don't require a full project, then we are happy to just do part.

Its all about what type of approval is required and how long that approval takes. Typically the initial quote, design and acceptance takes 1-2 weeks. A DA exempt Building approval which is the most common type for a Garaport garage takes around 6 weeks. The material supply then takes 4-6 weeks, during this time we can get started on the earthworks and concreting. After the material arrives we like to get to our builds in about 2 weeks. So all up its in the region of 14-16 weeks for a complete project INCLUDING approvals.

We include everything! A base build includes the shed material or kit, earthworks prep for the slab, concrete slab, shed construction & drafting and approval fees. If your project requires we can include additional concreting, electrical and plumbing or if you only need the kit and the erect we can just do that too.
