For a standard Patio under 25sqm, and under 3m high overall you may be exempt from all approvals. There are also boundary setback rules amongst others to take into account but First Sheds is happy to do a free site assessment. For larger patios, you will need approval from ACTpla or the local NSW regional council. However, First Sheds are experts at designing Patios to be exempt from DA so all you require is relatively straightforward building approval. This saves 4-6 months of time and thousands of dollars.

A lot of people keep their patio underneath the approval requirements to save time and money. This means a patio less than 25sqm. However, the perfect patio is one that works best with your space. Yes! We are fully customisable and make every patio to order. If you want to maximise the size you have on your block to a non standard dimension like 6.315m wide we can make the structure exactly that size. Add custom materials, doors, insulation, the lot!

You sure can! Often we can get both structures through at the same time on the same approval. We can design multiple projects like a Patio, storage shed and a double car garage to flow seamlessly on your block whilst still allow retaining easement access on your block to ensure approvals flow seamlessly.

Don't be tricked by online retailers selling you a "Patio" for a few grand. A bunch of steel and cladding delivered to your verge isn't a Patio. You still need block plans drafted, approvals completed, earthworks done, stormwater connected, concrete slab down and then the garage erected. You may also need existing structures removed, a new concrete driveway, retaining walls built and plumbing and electrical works. All up we generally find a fully inclusive Patio build costs between $15,000 and $30,000 depending on the full scope. A smaller Patio will be a cheaper, likewise a larger Patio may cost a bit more. If you don't require a full project, then we are happy to just do part.

It's all about what type of approval is required and how long that approval takes. Typically the initial quote, design and acceptance takes 1-2 weeks. A DA exempt Building approval which is the most common type for a Patio takes around 6 weeks. The material supply then takes 4-6 weeks, during this time we can get started on the earthworks and concreting. After the material arrives we like to get to our builds in about 2 weeks. So all up it's in the region of 14-16 weeks for a complete project INCLUDING approvals.

We include everything! A base build includes the material or kit, earthworks prep for the slab, concrete slab, construction & drafting and approval fees. If your project requires we can include additional concreting, electrical, decking or if you only need the kit and the erect we can just do that too.
